Only 10 min from Tulum and 25 min from Playa Del Carmen you will find Chemuyil, a small Mayan Village. It is surrounded by jungle and has a shallow bay with soft white sand washed by calm turquoise water.

They arrived in Feb. 2008 to look at the area again and decided to purchase - ON THE SPOT! We drove south on Highway 307 from Cancun to Chemuyil, which took 1.5 hrs, in search of a little community called Chan Chemuyil. The community of Chan Chemuyil is located just south of Chemuyil and they are connected by a back road and the Hwy 307.
In 2002 Chan Chemuyil began as a private subdivision of 234 Government built homes. These homes were to be sold to Mexican people under the stipulations of job tenure, Mexican social security payment for that period and $60,000 pesos down payment ($6,000 USD). Only 44 homes were sold in the first 4 years of the project leaving most of the homes empty and unused. In the spring of 2007, two business partners Rob and Bill went snooping along Hwy. 307 and spotted the sandy road that leads to Chan Chemuyil. With patience and endurance they were able to strike up a deal with the Mexican Government to acquire titles and sell the houses. 2008 is when Chan Chemuyil really came to life.
At $44,900 USD suave investors from Canada, USA and the UK have taken advantage of the slow economies and currency that is trading at par. These stable little homes have survived 3 hurricanes in the past 5 years and are situated only 8 minutes from the beach. We had studied the pictures available on the internet - www.mexicotulum.com - and were very pleasantly surprised to find the real thing to look very similar. The homes are about 650 sq ft with 2 bedrooms and an open dining/livingroom. There is a small front and back yard and the option of a roof top patio. Once you have landscaped, painted and furnished you are ready to move into your new home. The beach directly in front of the community is Xcacel beach and is only a 8 minute walk with $1 USD is collected at a makeshift gate which is donated to the Turtle Sanctuary - ceakumal.org - Since the partners re-started the sale of homes in Oct. 2007 it has only taken 6 months to sell out.
